Historically, real estate, had been one of the safest investments you can make second only to government bonds or FDIC insured CD’s, and we all know the returns on those investments are at record lows today.

Our 1st lien mortgage note investment program gives you the confidence in a conservative investment offering excellent yields in today’s market. It gives you the piece of mind knowing your investment is secured by 1st lien real estate note and personally guaranteed by Relative Lending, LLC and its Owners.

Relative Lending accepts money from investors on a limited, as needed basis. We pay 6%, interest-only monthly, to our investors for a one-year term. Relative Lending reserves the right to return the investor’s money at any time, paying of course all interest due though the date of repayment. Mike Brier and Larry Feingersh will sign a promissory note that will be personally guaranteed by each and together. We will be happy to provide references if requested of our Bankers, Clients or other Investors.

We deal with borrowers who have credit issues or can not prove their income. There are many borrowers who like being able to secure a loan in just a few days without common banking delays or an enormous amount of documentation and they are willing to pay a higher interest rate.

All loans are closed with mortgagee’s title insurance and all documents are drawn by experienced real estate attorneys.

All properties that you invest in are evaluated and inspected by Mike & Larry. Loan-to-Values in Houston and Austin will usually run between 50%-75% of the property value. We reserve the right to order an appraisal on all of our transactions.

Your Risk: If the borrower is unable to make monthly payments and defaults on the mortgage, we will take all necessary remedies available to us which usually means that we will foreclose on the property. Relative Lending handles all aspects of the foreclosure and will not affect your investment. Relative Lending will continue to pay your interest due you until your entire investment is paid back to you in full.
